The Company is primarily an equity investor, and uses its financial strength (including pro-rata loan guaranty) and previous experience in development, finance, construction, property management and leasing to add value to its properties and developments.

The predecessor to Richardson Properties, Richardson Realty, Inc., was formed in 1925 when it separated from Vick Chemical Company. The Company typically partners with developers to build or acquire real estate. Its depth of experience positions it to be a true partner in its projects, not merely a passive investor. Real estate operations present certain unique business risks but the Company consistently uses certain practices to reduce its exposure to those risks to a level that management considers acceptable. These practices include avoidance of highly speculative investments, careful evaluation of investment opportunities and adherence to guidelines established by the Company’s Board of Directors, prudent use of financial leverage, and selection of investment partners, developers, property managers and construction contractors that have demonstrated knowledge and expertise in previous real estate activities.
